An unstable ceiling needs direct help

A sagging, bulging or falling ceiling needs an appropriate urgent assessment. Keep people clear of the affected area and do not stand beneath it to inspect, press it or puncture a bulge. If there is immediate danger, use direct emergency help. An email enquiry is not monitored as an emergency dispatch service. A leak and its ceiling damage are separate jobs
The source of water needs attention as well as the visible damage. Explain whether the leak is current, when it happened and what has already been repaired. A plasterer may need to coordinate with plumbing or roofing help, but the quote should identify each responsibility. Dry-looking paint is not proof that the whole background is ready for a new finish. Agree the assessment and any replacement extent before closing the ceiling, with photographs or records supplied safely rather than taken from an unsafe position.
Retained ceilings and the proposed scope
Identify the ceiling construction where known and ask which areas are sound enough to retain. Lath-based construction, boards and later repairs can need different approaches. Define whether the proposal is local repair, replacement or a new finish, including access above where relevant.

Suspected asbestos materials require competent handling; do not scrape or cut a sample to provide a quote. Ask how assessment affects the final specification.

Overboarding is not a universal shortcut
A new board layer still needs suitable support, fixing arrangements and a considered design. It should not simply conceal an unresolved leak or unstable material. Ask how additional thickness affects light fittings, cornices, room heights and other interfaces. Identify what remains above the new surface and record it for future work. A contractor should explain the reason for overboarding compared with a local repair or replacement, including any limitations. The cheapest visible finish is not necessarily the complete appropriate scope.

Some older textured coatings can contain asbestos. Their appearance does not establish that they are safe to disturb. Have suitable professional assessment before work that could affect the coating or its backing. Covering may still involve disturbance through preparation or fixings. HSE’s guidance distinguishes tasks and materials; do not assume every coating requires the same contractor category. Avoid sanding, scraping or drilling a suspect surface while deciding what to do.

Define who handles lights, alarms, ventilation and other ceiling penetrations. Plastering does not establish electrical competence or include reconnection automatically. The finish and any performance requirements depend on the whole arrangement, including interfaces. Plan safe working access, protection and which rooms can be used during the job. Detailed edges, stairs or restricted access change the scope. Agree the sequence so another trade does not cut through a newly finished ceiling without a coordinated making-good plan.
